Warranty

The Florida 1 Roofing Inc. Complete Protection Warranty The most thorough, transparent, and customer-first warranty framework ever published by a Florida roofing contractor

Introduction: Why Warranty Language Matters in Florida

In Florida, a roof is not just a product. It is the primary shield between your family or your business and one of the harshest environments in the United States — intense UV, relentless humidity, salt air, tropical storms, and the ever-present possibility of named hurricanes.

Most roofing companies hand you two separate documents: a manufacturer material warranty and a short contractor workmanship warranty. Many of those workmanship warranties last only one or two years. Some disappear the moment the contractor changes phone numbers.

Florida 1 Roofing Inc. (License CCC1335795) takes a different approach.

We believe a warranty should be written in plain language, cover what actually fails in Florida, and remain useful for the real service life of the roof — not just the marketing brochure. This document is our public commitment to every residential and commercial client we serve from the Tampa Bay area through Southwest Florida and statewide commercial projects.

The Three Layers of Protection

Every qualifying Florida 1 Roofing installation is protected by three distinct layers:

  1. Manufacturer Material Warranty — Issued by the product manufacturer (GAF, Owens Corning, CertainTeed, Carlisle, Firestone, GAF Commercial, etc.)
  2. Manufacturer System / Enhanced Warranty — Available only when we install a complete, manufacturer-approved system as a certified installer
  3. Florida 1 Roofing Workmanship Warranty — Our own written guarantee covering installation quality

These layers work together. One does not cancel the others.

Residential Roofing Warranty

Applies to: Full roof replacements and major residential projects from Tampa to Marco Island (Cape Coral, Fort Myers, Naples, Marco Island, and surrounding communities).

Workmanship Warranty – Florida 1 Roofing

  • Term: 10 years from the date of substantial completion
  • What it covers: Any leak or failure caused by installation error, improper flashing, incorrect fastening patterns, inadequate underlayment laps, or failure to meet Florida Building Code requirements at the time of installation
  • What we will do: Return to the property, diagnose the issue, and correct the workmanship defect at no cost for labor or materials required to restore the original installation integrity
  • Transferability: Fully transferable one time to a new owner within the first 7 years, provided written notice is given to Florida 1 Roofing within 60 days of closing

Manufacturer System Warranties (When Eligible)

When we install a complete manufacturer system using required accessories and register the warranty on your behalf, you may also receive:

  • GAF Golden Pledge or equivalent: up to 25 years workmanship coverage backed by the manufacturer + extended non-prorated material coverage
  • Owens Corning Platinum Protection: Limited Lifetime workmanship + 50-year TRU PROtection on qualifying systems

Florida 1 Roofing Inc. Complete Protection Warranty – Florida Licensed Contractor CCC1335795)

1. Purpose and Scope

This Warranty is issued by Florida 1 Roofing Inc. (“Company,” “we,” “us,” or “our”), a Florida Certified Roofing Contractor (License CCC1335795). It applies only to work performed under a written contract with the Company and only to the original purchaser (or a properly transferred subsequent owner as defined below).

This Warranty is the exclusive remedy available from the Company for the work performed. To the maximum extent permitted by Florida law, all other warranties, express or implied (including merchantability and fitness for a particular purpose), are disclaimed.

2. Residential Workmanship Warranty

Term: Ten (10) years from the date of substantial completion of a full residential roof replacement or major residential project.

Covered Defects: Leaks or failures caused solely by defective workmanship in the installation performed by the Company, including improper flashing, incorrect fastening, inadequate underlayment installation, or failure to comply with the Florida Building Code in effect at the time of installation.

What the Company Will Do: Upon proper notice and verification of a covered defect, the Company will, at its sole option, repair or replace the defective portion of the installation at no cost for labor and materials necessary to restore the original workmanship. The Company has the exclusive right to determine the method of correction.

3. Commercial Workmanship Warranty

Term: Seven (7) years from the date of substantial completion for full commercial system installations; Three (3) years for major repairs, coatings, or recover projects.

Covered Defects: Same definition as residential — limited strictly to defects in the Company’s installation workmanship.

Remedy: Same exclusive repair-or-replace remedy at the Company’s option.

4. Manufacturer Warranties

Manufacturer material and system warranties (including any enhanced or NDL warranties) are issued solely by the manufacturer. The Company will register eligible manufacturer warranties on the owner’s behalf when the system qualifies. The Company has no control over, and assumes no liability under, any manufacturer warranty. Claims under manufacturer warranties must be made directly to the manufacturer in accordance with its terms.

5. Mandatory Conditions for Warranty Coverage

Coverage under this Warranty is expressly conditioned upon the Owner’s compliance with all of the following:

  • Written notice of any claimed defect must be delivered to the Company within thirty (30) days after the Owner discovers or reasonably should have discovered the issue.
  • The Owner must provide the Company with reasonable access to the property during normal business hours to inspect and, if covered, perform corrective work.
  • The Owner must not authorize or allow any third party to perform repairs on the roof system before the Company has been given the opportunity to inspect and correct any claimed defect.
  • The Owner must perform (or cause to be performed) reasonable and manufacturer-recommended maintenance, including keeping gutters clear, removing debris, and addressing minor issues promptly.
  • The Owner must not make or permit any alterations, additions, or penetrations (including solar, HVAC, or satellite installations) without the Company’s prior written approval.

Failure to satisfy any of these conditions voids this Warranty with respect to the affected portion of the work (and may void the entire Warranty at the Company’s discretion).

6. Exclusions (No Coverage)

This Warranty does not cover, and the Company shall have no liability for, any of the following:

  • Damage caused by named storms, hurricanes, tropical storms, tornadoes, hail, high winds exceeding design pressures, or any other Act of God or weather event.
  • Damage caused by fire, explosion, flood, settling, structural movement, or earthquake.
  • Normal weathering, aging, fading, chalking, or gradual granule loss.
  • Damage resulting from lack of maintenance, neglect, or failure to follow manufacturer care instructions.
  • Damage caused by other contractors, tradespeople, solar installers, HVAC technicians, or anyone other than the Company.
  • Damage caused by foot traffic, equipment placement, or storage of materials on the roof after completion.
  • Condensation, mold, mildew, or interior damage of any kind (including contents, finishes, or business interruption).
  • Pre-existing conditions not expressly corrected in the original scope of work.
  • Any consequential, incidental, special, or punitive damages of any kind.

7. Transferability

This Warranty is transferable one time only to a subsequent owner of the property, provided:

  • Written notice of the transfer is given to the Company within sixty (60) days of the closing date, and
  • The transfer occurs within the first seven (7) years of the Warranty term for residential projects (or first five (5) years for commercial projects).

After a valid transfer, the remaining term continues for the new owner under the same terms and conditions. No further transfers are permitted.

8. Claim Procedure (Exclusive Process)

  1. Owner must submit written notice to: Florida 1 Roofing Inc. Email: office@FL1Roofing.com Phone: (941) 685-0302
  2. Notice must include the original contract number, project address, description of the issue, and date the issue was first observed.
  3. The Company will schedule an inspection within a commercially reasonable time.
  4. If the Company determines the issue is covered, it will perform the corrective work at its sole option.
  5. If the Company determines the issue is not covered, it will provide a written explanation. The Owner remains responsible for all costs of inspection if the claim is determined not to be covered.

This procedure is the exclusive method for presenting claims under this Warranty. Failure to follow it constitutes a waiver of any claim.

9. Limitation of Liability and Exclusive Remedy

THE COMPANY’S TOTAL LIABILITY UNDER THIS WARRANTY SHALL NOT EXCEED THE ORIGINAL CONTRACT PRICE PAID FOR THE WORK.

THE REPAIR OR REPLACEMENT REMEDY STATED ABOVE IS THE OWNER’S SOLE AND EXCLUSIVE REMEDY. IN NO EVENT SHALL THE COMPANY BE LIABLE FOR ANY CONSEQUENTIAL, INCIDENTAL, INDIRECT, SPECIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF USE, LOSS OF PROFITS, BUSINESS INTERRUPTION, OR DAMAGE TO CONTENTS OR INTERIOR FINISHES.

10. Governing Law and Florida Construction Defect Procedures

This Warranty shall be governed by the laws of the State of Florida.

Any claim arising out of or related to the work performed is subject to the pre-suit notice and opportunity-to-cure requirements of Florida Statutes Chapter 558 (Construction Defects), to the extent applicable. The Owner must strictly comply with Chapter 558 before initiating any legal action.

Any lawsuit must be filed in the state courts of the county where the project is located or in Lee County, Florida, and must be commenced within the applicable Florida statute of limitations and statute of repose.

11. Severability and Entire Agreement

If any provision of this Warranty is held unenforceable, the remaining provisions shall remain in full force and effect.

This document, together with the original written contract, constitutes the entire agreement between the parties regarding warranty obligations and supersedes all prior discussions or representations.
